The following terms and conditions apply to guests ("you" or "your") and "Cambridge Short-Term Let" ("us","our" or "we").
2. Confirmation of a reservation (stays of 28 days or less)
A contract shall come into effect between you and us when we issue you with written confirmation of your reservation. A reservation is only confirmed once a 20% non-refundable deposit (or full fees) has been received, or unless otherwise stated by us. The outstanding 80% balance is due no later than 1 calendar month prior to arrival. We reserve the right to cancel a booking if the balance of payment is not received by the due date. For bookings made within 1 calendar month of arrival full fees will be required to confirm a reservation.
3. Confirmation of a reservation (stays of 29 days or more)
A contract shall come into effect between you and us when we issue you with written confirmation of your reservation. A reservation is only confirmed once a 20% non-refundable deposit (or full fees) has been received, or unless otherwise stated by us. The outstanding 80% balance is due in two equal instalments of 40%. The first instalment is due midway between confirmation of the booking and 1 calendar month prior to arrival - any amendments to the booking must be made prior to payment of the first instalment in order not to incur a penalty charge (please see clauses 7 & 9 below). Once paid the first instalment is non-refundable. The second (and final) instalment is due no later than 1 calendar month prior to arrival. We reserve the right to cancel a booking if either instalment is not received by their respective due dates. For bookings made within 1 calendar month of arrival full fees will be required to confirm a reservation.

Cancellations made within 1 calendar month of arrival incur a penalty fee of the full cost of the booking. For stays of 29 nights or longer please consult clauses 3, 5 & 9. If a deposit has been paid and booking dates subsequently curtailed, the original deposit is forfeited if the booking is then cancelled even though this amounts to greater than 20% of the total cost of the curtailed booking. You may be able to reclaim these cancellation charges from your insurance company if you have arranged your own personal insurance cover.
7. Amendments to Bookings - Extensions
We will try our best to accommodate your change of requirements but please note we cannot guarantee that we will be able to do so. Depending on availability extensions to bookings can be made at any time at the appropriate nightly rate.
8. Amendments to Bookings - Curtailments (stays of 28 days or less)
We accept no liability for any loss or additional expense that may be incurred in such circumstances. Curtailments made at least 1 calendar month in advance of the new departure date incur a penalty fee of 50% of the dates cancelled. Curtailments made within 1 calendar month of the new departure date incur the full cost of the dates cancelled.
9. Amendments to Bookings - Curtailments (stays of 29 days or more)
We accept no liability for any loss or additional expense that may be incurred in such circumstances. Curtailments made before payment of the first instalment incur no penalty fees of the dates cancelled. However, once paid the first instalment is non-refundable. Any further curtailments are treated as per clause 8 above.

This limit may not be exceeded without our approval. We reserve the right to refuse admittance to the cottages if this condition is not complied with. Where both cottages are reserved simultaneously by the same party, groups wishing to gather at either of the cottages also require prior consent from us. At all times, please give due consideration to our neighbours.

Cleaning of the cottage after departure is included in the fees we charge although where levels of cleaning required are above and beyond what is considered normal, an extra cleaning charge of £15 per hour will be charged. Except in the case of normal wear and tear, you are responsible for any damage to the cottage or its contents during your stay. Any damage must be reported to us and paid for. If we are unable to offer the cottage to our next guests as a result of damage caused by you to the property, you will be charged for the cost that we incur to accommodate the next guests elsewhere until the cottage has been returned to its original condition. Lost keys will be charged at £30 per set. We will require credit card details to be lodged with us to cover any damage costs incurred for such circumstances.
17. Insurance
The cottages are fully insured but we recommend you take out your own personal insurance policy in the event you are bringing items of high value or to cover any cancellation charges. We warrant to use all reasonable efforts to ensure that your chosen accommodation is properly arranged and is of a reasonable standard. Our total liability to you in connection with your booking shall be limited to the total amount paid by you to us for such booking.
21. Law, Jurisdiction and General
These conditions and all matters arising in relation to your booking shall be interpreted and enforced in accordance with English law and the exclusive jurisdiction of the English Courts. If any provision of these conditions is held to be unlawful, void or unenforceable then that provision shall be deemed deleted and its deletion shall not affect the validity and enforceability of the remaining provisions.
No failure by us to exercise any of our rights under these conditions shall operate as a waiver of our rights. The contract between us and you is for the sole benefit of you and us and does not confer benefit upon any third party whether under the Contract (Rights of Third Parties) Act 1999 or otherwise and no third party shall have any right to enforce such contract. Your booking is personal to you and us and you cannot assign or transfer it in whole or in part.
