making a reservation or by making payment of the deposit or full
fees, you are acknowledging acceptance of the following terms
and conditions:

| 1.
General |
| The
following terms and conditions apply to guests ("you"
or "your") and "Cambridge Short-Term Let" ("us","our"
or "we"). |
| 2.
Confirmation of a reservation |
| A
contract shall come into effect between you and us when we issue
to you a written confirmation of your reservation. A reservation
can only be confirmed once the deposit (or full fees) has been received,
or unless otherwise stated by us. Bookings may be taken at any time
although for bookings made within 3 weeks of arrival full fees will
be required to confirm a reservation. |
| 3.
Rates |
| Prices
quoted are in UK Pounds Sterling and include all utilities, cleaning
before and after your stay, wireless broadband internet and all
relevant taxes. The price also includes linen and towels, which
are changed once a week. |
| 4.
Payment |
We
accept the following payment methods:
Cheque: Drawn on a UK bank and in GBP Sterling only
Bank Transfer: GBP Sterling only - contact us for details. All bank
charges must be paid.
Credit Card: MasterCard, VISA, JCB, +2%; AMEX +3%
Debit Card: Switch, Solo, Maestro +2% |
| 5.
Cancellation |
| Any
cancellation must be notified to us in writing and you may be liable
to pay the following cancellation charges. The deposit is forfeited
for cancellations made more than 21 days prior to arrival - No other
charges apply. Cancellations made within 7~21 days of arrival incur
a penalty fee of 50% of the outstanding balance. Cancellations made
within 7 days of arrival incur the full cost of the booking. You
may be able to reclaim these cancellation charges from your insurance
company if you have arranged your own personal insurance cover. |
| 6.
Amendments to Bookings |
| Amendments
to bookings can be made up to 21 days prior to your arrival wherever
possible. There is no fee for amending your booking. For amendments
within 21 days of arrival, although we will try our best to accommodate
your requirements we cannot guarantee that we will be able to do
so and we accept no liability for any loss, damage or additional
expense that may be incurred in such circumstances. |
| 7.
Guests |
| We
require names of all guests staying overnight at our cottages. Please
inform us of guest names and ages of those under 16 years old prior
to your arrival. You may not re-let/sublet the cottage to a third
party without our approval. |
| 8.
Cottage Capacity |
| The
number of persons permitted to occupy Bermuda Cottage at any time
is limited to 4 (plus baby occupying the travel cot) and 6 (plus
baby in cot) at Canterbury Cottage. This limit may not be exceeded
without our approval. We reserve the right to refuse admittance
to the cottages if this condition is not complied with. Where both
cottages are reserved simultaneously by the same party, groups wishing
to gather at either of the cottages also require prior consent from
us. At all times, please give due consideration to our neighbours. |
| 9.
Check-in and Check-out |
| The
cottages are usually available for check-in from 3pm onwards and
guests are expected to check-out by 11am. Earlier check-in times
or later departures may be possible - please contact us in advance. |
| 10.
Facilities and Services |
| All
apartments are fully furnished to a high standard and include a
kitchen fully equipped with appliances, cutlery, crockery, and kitchen
utensils. No food is provided. No
items may be removed from the cottages. |
| 11.
Usage |
| The
cottage may only be used for residential purposes, e.g. eating,
sleeping, cooking, watching TV, etc. Normal home working is permitted
but the cottages are not to be used for other business activities
unless agreed in advance with us. Where both cottages are reserved
simultaneously by the same party, the cottages are not to be used
as a gathering/function/entertainment venue for all members of the
group without prior consent from us. |
| 12.
House Rules |
| No
pets. Shoes not permitted to be worn upstairs. Smoking not permitted
indoors. |
| 13.
Damage |
| We
are not responsible for any loss or damage to your personal belongings
whilst kept at the accommodation. You are also responsible for taking
care of the cottage and its contents and are expected to leave it
clean and tidy at the end of your stay. Except in the case of normal
wear and tear, you are responsible for any damage to the cottage
or its contents during your stay. Any damage must be reported to
us and paid for. We will require credit card details to be lodged
with us to cover any damage costs incurred for such circumstances. |
| 14.
Insurance |
| The
cottages are fully insured but we recommend you take out your own
personal insurance policy. Guests must ensure that their actions
do not invalidate our cottage insurance policy. |
| 15.
Rights of Access |
| Since
the cottages are used as serviced holiday accommodation they are
exempt from security of tenure under the Rent Act. We reserve the
right to access the cottage for inspection purposes and to carry
out repairs or maintenance work at any time. In the summer months
especially, for bookings of one week or more, we may need to enter
to tend to the garden. |
| 16.
Force Majeure |
| We
will not be liable for any delay, loss, damage or expenses incurred
if your booking needs to be altered or cancelled or we are unable
to perform our contractual obligations as a result of events beyond
our reasonable control, which shall include but not be limited to
events such as war, civil strife, terrorist activity, labour disputes,
natural or man-made disaster, fire, flood, and adverse weather conditions. |
| 17.
Warranty and Liability |
| Nothing
in these conditions affects your statutory rights to restrict our
liability for death or personal injury caused by our negligence,
or for fraudulent misrepresentation. We warrant to use all reasonable
efforts to ensure that your chosen accommodation is properly arranged
and is of a reasonable standard. Our total liability to you in connection
with your booking shall be limited to the total amount paid by you
to us for such booking. |
| 18.
Law, Jurisdiction and General |
These
conditions and all matters arising in relation to your booking shall
be interpreted and enforced in accordance with English law and the
exclusive jurisdiction of the English Courts. If any provision of
these conditions is held to be unlawful, void or unenforceable then
that provision shall be deemed deleted and its deletion shall not
affect the validity and enforceability of the remaining provisions.
No failure by us to exercise any of our rights under these conditions
shall operate as a waiver of our rights. The contract between us
and you is for the sole benefit of you and us and does not confer
benefit upon any third party whether under the Contract (Rights
of Third Parties) Act 1999 or otherwise and no third party shall
have any right to enforce such contract. Your booking is personal
to you and us and you cannot assign or transfer it in whole or in
part. |
| 19.
Data Protection |
| Any
data we retain that is provided by you to us to make a reservation
is held as securely as possible to ensure your privacy and confidentiality.
We only collect from you information necessary for us to process
your booking. We do not share this information with outside parties.
We cannot be held liable for any data transmitted over the internet
that is not secure. |
